We have just been instructed to release a significant site in Great Shelford for redevelopment.
Located on the junction of Woollards Lane and Church Street in the heart of the village, the site is being offered for sale freehold and offers an interesting challenge for the planners and developers to create a landmark scheme to enhance the village centre.
The site is currently home to a garage repair workshop, car sales, a residential house, and a retail unit which is occupied as a fruit and vegetable business.
Generally rectangular in shape, the site extends in total to approximately 1.1 acres (0.45 hectares) with the current access on to Woollards Lane. The surrounding area is very well served by local amenities and is a mixture of residential and retail premises.
Informal planning discussions have taken place with South Cambridgeshire District Council and there is a general presumption that a residential scheme of either general housing or specialising in the ‘over 55’ age range are, in principle, acceptable for the site. It is likely that the small lock up shop will be required to be retained on the site and it is anticipated that this will be located where the current fruit and vegetable shop is.
The site is being offered for sale with a full planning consent, and is subject to vacant possession at the expiration of the existing commercial lease on 1st January 2010.
Nick Muncey, Januarys Associate, who is handling the sale, commented; “Great Shelford is a very well served village with excellent local amenities. This site presents an excellent opportunity for architects and planners to come up with a meaningful development that will provide not only a new visual focus to this part of the village, but create a scheme to improve the area.”
Januarys have produced a detailed information pack which is available for a pre-payment of £50 and includes various information including, local search, draft agreement, copy of the registered title, planning, re-sale and contamination reports and the Informal Tender form.
The site will be sold by informal tender with best and final bids to be submitted to Januarys offices by Friday 30th May. For further information, interested parties should contact Nick Muncey on 01223 326817 or by email.
