Energy Performance Certificates
Energy Performance Certificates (EPCs) were first introduced as part of the Government initiative to introduce Home Information Packs (HIPS) in connection with the sale of residential property. This was a result of the European Union directive to try to improve the energy efficiency of buildings. Since inclusion in HIPS the requirements for an EPC has been introduced for dwellings in the rental sector and more recently to commercial buildings.
EPCs are an assessment of the energy efficiency of the building based on the use by a typical occupier and given as a SAP (Standard Assessment Procedure) rating. This reflects the efficiency of heating, air conditioning and level of thermal insulation. The assessment is carried out by a licensed energy assessor.
Our EPCs are carried out by Richard Rowlett FRICS, DipHI who is a qualified Home Inspector and licensed by the Royal Institution of Chartered Surveyors to provide both Home Condition Reports and EPCs. He can provide reports on any domestic properties whether for a HIP if the property is being sold or in the rental sector.
