The premises has B1 planning consent and as such are suitable for most office occupiers. Given their size, they would seem to be ideal for start up companies.

 

Perhaps the best aspect, however, is their location, as Nick Muncey, who is handling the sale on behalf of Januarys, explains.

 

“It’s rare for accommodation like this to come up so close to the station,” he says. “From the front door to the train or city centre is just half a mile and it’s also well located for the M11.

 

“Hills Road itself is one of the main thoroughfares in the city.”

 

The property has become available at a time when this part of Cambridge is facing a chronic shortage of office accommodation.

 

“The area round Cambridge station is in desperate need of more of this type of space,” says Nick. “The uncertainty over the future of CB1 is exacerbating the situation but almost every building is full and there’s very little room to erect any more.”
