Hotel Land

May 2010

If you’re a developer looking for new opportunities, have you considered hotels?

That’s the message from Cambridge Consultant Surveyors Januarys, who say that current lower land prices potentially offer greater opportunities for hotel developers in and around the city.

Colin Brown, Planning Director at the firm, says there is no doubt that Cambridge is short of places to stay.

“We’re a city that thrives on visitors,” he says. “Tourists, academics and business people all flock here for a number of reasons and they all need somewhere to sleep.

“It’s been recognised for many years that there’s a shortage of hotels and now, with the country gradually easing its way out of recession, and Cambridge doing much better than many other places in the UK, is a perfect time to start buying and building.

“You only have to look at Orchard Park, where there’s already a Premier Inn on site and a Travelodge planned, Granta Place, where Doubletree wants to add another 56 beds to its Garden House Hotel, and the recent applications for hotels in Newmarket Road and Station Road, to see the pent up demand that exists in the city.

“And the demand, although perhaps more feverish at the budget end, is across the board, so whatever your ideas, you should be able to plan and build a scheme to suit your needs and those of the locality.

“Hotels make sense as not only do they meet a real need, but they also create jobs. As Cambridge continues to expand its business and tourism interests, it’s a need that will only increase.”
