Januarys Consultant Surveyors, acting on behalf of The Secretary of State for Health, are marketing a residential development site on Primrose Lane in Huntingdon.
Situated close to Huntingdon town centre, the site is in a predominantly residential area of the town.
The site extends in total to approximately 0.72 hectares, 1.78 acres, and comprises of two Victorian buildings that were originally used as an isolation hospital and more recently as offices for the Primary Care Trust. Further modern buildings are on the site as well.
A Design Brief for the land has been produced by the planning department of the Environmental and Community Services and was adopted earlier in the year by Huntingdon District Council.
The Brief supports a residential development up to three storeys in height and at a density of 40-75 dwellings per hectare including a provision of 20 assisted living units and warden’s flat.
Januarys have been retained to monitor the planning process on behalf of the client.
Informal bids are being sought for an option on the freehold of the entire site by 12 noon on Friday 21st November. Nick Muncey of Januarys who is dealing with the sale commented. “In the current market conditions, an option approach is likely to encourage maximum interest from developers. The Design Brief offers developers enough flexibility to maximise the true potential of what should be seen as a substantial town site in a prime location.”
