Homebuyer Survey and Valuation

A concise and economical report. Particularly suitable for houses, bungalows and flats which are conventional in type and construction and apparently in reasonable condition.

It focuses on defects and problems which are urgent or significant which may also affect value - although it includes much other valuable information. 

Building Surveys

A building survey is the most detailed type of inspection and report carried out for purchasers of residential property. It is usually appropriate for those properties which are in a neglected condition, of unusual construction or built prior to approximately 1880. Particular concerns can be addressed and preliminary advice given on proposed alterations.   A market valuation is normally included. 
 
Sometimes a preliminary inspection in the form of a walk around the property with a prospective purchaser can be useful prior to negotiations if there are doubts or particular considerations. 
 
There is increasing demand from vendors for a pre-sale building survey with the report being made available to the estate agent, prospective purchasers and their professional advisers. These are particularly appropriate for period houses which are likely to generate considerable interest from purchasers but require modernisation or are of unusual construction. By informing prospective purchasers at an early stage in negotiations the intention is to achieve a better trouble-free sale, in particular reducing the risk of an agreed sale falling through or renegotiation of the price because of defects.
