Innovative use of space at The Belvedere by Januarys has resulted in 1400 sq. ft of offices being created near Cambridge Station, an area currently in desperate need of this type of accommodation.
The space, located next to the shops on the ground floor of The Belvedere, is just a few minutes walk from the station. It was originally used as builders’ offices and when the time came to vacate, January’s perceived there was an opportunity to do something slightly unexpected. Nick Muncey, who is handling the rental of behalf of Januarys, takes up the story.
“By the time the builders had moved out, it was clear, that the area round the station was in dire need of more office space.
“This was particularly true in view of all the uncertainty regarding the CB1 development.
“In conjunction with the client, we took advantage of this gap in the market, converted some of the space into two smaller apartments, and turned the rest into 1400 sq. ft of office space.
“The end result is office accommodation, with a prestigious address, in an area that’s currently extremely short of both.
“Not only is this space close to the station, but the M11 is just a couple of miles away.”
The 1400 sq. ft is available to let at a rental of £30,000 a year on a five year lease, with a break option at three years.
“I don’t think this is the start of a massive trend to convert residential accommodation to offices,” says Nick, “But there’s clearly pent up demand in this area and where you have a client and a surveyor who are prepared to think outside the box, you can sometimes end up with a very good solution.”
