Energy Performance Certificates (EPCs) are now required for the sale of letting of all properties. Many assessors can only issue certificates for Residential Properties but Januarys can procure Commercial EPCs.

An EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting). The energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties.  This reflects the efficiency of heating, air conditioning and level of thermal insulation. The assessment is carried out by a licensed energy assessor and also comes with a Recommendation Report.

Our Commercial EPCs are carried out by Gordon Williamson, Commercial & Domestic Energy Assessor. He can provide reports on commercial (to level 4) or domestic properties where property is being sold or leased. The reports are registered on the national Quidos Accreditation Database which can be viewed here.

Gordon does not use unqualified data gatherers or issue quick generic reports that will not help landlords. His certificates follow detailed inspections and give buildings an A to G grade and are accompanied by recommendation reports that suggest ways in which the buildings could be improved to enhance their grades with clear pay-back indications to judge their financial desirability. Click to view examples and the Communities & Local Government publication which describes the scope and requirements of the Regulations.
